Listastofan is a kitchen remodeling company working mostly in the older ranch neighborhoods of south Scottsdale. These are the single story homes that went up quickly through the 1960s, on concrete slabs, with low roofs, deep eaves and a kitchen tucked behind a wall at the back of the house. They are good houses. Their kitchens simply belong to another era.

We chose to focus on them because they reward careful planning more than almost any other kind of home. A closed galley here is rarely a lost cause. There is nearly always a dining room, a pantry, a utility closet or a hallway beside it, and the right kitchen is often a matter of deciding which of those spaces it should borrow.

How We Approach a Project

The first visit is not a sales pitch and it is not a showroom tour. We measure the kitchen and the rooms around it, go up into the attic to see how the roof is framed, open the electrical panel, look at the water lines under the sink and ask how you actually cook. Only then do we sketch options, and we usually show more than one, including the least expensive version that would solve the problem.

We are also comfortable telling people not to spend money. If your cabinet boxes are sound, refacing may be the right call. If moving the sink means cutting a slab for a small gain, we will say so. If a wall carries the roof and the beam would cost more than the open plan is worth to you, you will hear that before you sign anything.

What We Take Seriously

Walls get checked for load before they move, and an engineer is brought in when one is structural. Circuits and plumbing changes are permitted through the City of Scottsdale and inspected before they disappear behind drywall. Work areas are sealed off as well as an occupied house allows, because a remodel happens while you are still living there.
